AvailableNOW offer a comprehensive and efficient property management service for all owners wishing to rent investment properties either long term. Our experience and expertise in this field allows owners to achieve the maximum marketable rental, with the peace of mind that the property is being correctly cared for.
Unlike some agents on the Coast, we charge no finder's fee to prospective tenants but only a reasonable commission to the owner, thus renting the property sooner, therefore our only true client and duty is to the property owner. The commission equates to 10% of the rental income or 1 months rental whichever is lesser. The property is extensively advertised and normally rented within a maximum of 3 to 4 weeks.
Once a tenant is found then references are requested. A free and full inventory service is supplied at the beginning and end of the rental period. A legally binding contract is supplied by us and signed by both parties, with a 2 month security deposit collected on furnished properties and 1 month on unfurnished properties. Properties are checked at regular interval and appraisals are forwarded to owners.
